Housing Type: Seniors (at least 62 years old).

Income Requirements: Households must be within the 50% category of the Tax Credit Income Limits. Applicants must meet a minimum income of two times the rent per month. This does not apply to prospective residents with a Section 8 Voucher.

Rental Assistance Type: Tax Credit Property: rents are set below market rate (no subsidy). Tenant-based Vouchers are accepted.

Special Requirements: Households consisting of ALL full-time students may not qualify; one (1) year lease required.

Priority Level Preference Qualifications

1st – Lives AND works/operates a business in the City of Santa Clara city limits
2nd – Lives in the City of Santa Clara city limits
3rd – Works/Operates a business in the City of Santa Clara city limits
4th – Any other qualified applicant household without regard to residency or employment

The qualifying household member must be the person whose name will appear on the lease and who will use the rental unit as their primary residence.

For residency & employment-based preferences, the person must currently meet the criteria and for at least the past 6 months at the time of initial application.

Pets: Pets are allowed at this property, with a $300 pet fee per pet (max of 2).

Smoking: No smoking is allowed in the apartments, grounds or common areas. Smokers must exit the property to smoke.
